ENERGY PERFOMANCE CERTIFICATE

The requirement for an Energy Performance Certificate has been set by a European Directive which all member states have to implement. The EU found that a considerable proportion of energy was being used by commercial and residential properties, and that a small increase in the energy efficiency in the millions of properties across Europe will result in a significant overall reduction in energy usage.

During the Home Inspection, the Home Inspector will record key information that affects the the energy efficiency of the property, such as the form of construction, insulation, boiler efficiency and other factors.

The information is then analysed and a report produced in an easy to
understand form and coloured scale.

The energy rating given could be compared to the "miles per gallon" rating for a car. The report includes money and energy saving recommendations. These recommendations give a guide to the annual fuel bill savings that can be made. The overall efficiency is given in the form of a coloured chart simliar to those on domestic appliances, showing also the achievable energy and financial improvements that could be made.
