HOME CONDITION REPORT

Similar to a surveyors report that many buyers choose to commission after an offer has already been made, the Home Condition Report provides details about the condition of your property, in an easy to understand, jargon free form.

As it is undertaken only by qualified Home Inspectors, buyers and lenders will be able to rely on it as an accurate report. Qualified Inspectors must carry professional Indemnity Insurance.

Although at the moment voluntary, it was always intended that the Home Condition Report would be a core element of the Home Information Pack. Including a HCR in your pack allows you to be transparent with buyers, reducing the risk they may pull out of the sale further down the line after commissioning their own survey, or try to renegotiate the sale at a later stage.

From a marketing point of view, the HCR differentiates your property from others, and may present you with an opportunity to remedy any faults found during the marketing of your property, further reducing the likelihood of a breakdown in the sale. After all, would you buy a car without an M.O.T?

A pre-HCR inspection can be carried out as an indicator for necessary works, prior to producing the full HCR.
